US$1.4 billion Mahaica oceanfront project announced

 

Nand Persaud Investment and New Trend Auto on Friday announced a US$1.4 billion Mahaica, East Coast Demerara oceanfront project that will feature upscale housing and golf courses.

The businessmen behind the project, Ragindra Persaud and Sudama Ramalingum said the project is called Maraiko Bay and will be built on a 1,000-acre plot. Construction is set to begin soon.

“The luxurious estate homes of Maraiko Bay Golf & Country Club will be set amidst the backdrop of a spectacular David Hemstock Signature golf course and is designed to be an upscale community of tree-lined streets, fine homes and modern amenities,” the businessmen said in a press release.

Persaud stated that a Memorandum of Understanding (MoU) is already signed with the Petroleum Club, headed by John Moore, Chairman of Agraria Inc. for a 75-unit luxury housing complex including a clubhouse, restaurant and leisure facilities.

In addition, Phase One will encompass 150 condos, 200 luxury homes and 50 executive homes, commercial centre and other amenities all set for completion within 14 months.

Ramalingum stated: “The project is one with many firsts in the developing country- first 18-hole golf course, first marina, first all-inclusive secure community and first mega real estate development project that is almost 30% of the size of the capital city Georgetown!

“The championship golf course will be a part of a US$1.4B development that will eventually provide top-notch medical facilities, internationally rated schools, fine hotels, world-class shopping and fine dining. Maraiko Bay definitely will be the gold standard of living for the thousands of expats and re-migrants who are set to call Guyana home for the next 50+ years.”

The project falls under a company called Construction and Investment Management Group (CIMGRO).

The company said ex-Ryder Cup Captain Mark James is scheduled to establish his National Golf Academy on the property.

“This is the realization of a dream that will put Guyana on the map as a top investment, tourist and second home destination,” said Persaud.

“I am proud of our entire team that has been working for more than four years to create a masterpiece that will showcase our country’s natural beauty.

“This allows for the creation of thousands of construction, tourism and sports-related jobs that we desperately need as the country grows. We have put together a team that we feel has the ability to deliver a project of this magnitude.”

The project management team comprises Michael Dodds RIBA,   CEO of the IEA Group, which has been at the forefront of the development of large scale projects in the Caribbean, Mexico, Costa Rica, Kuwait, Dubai, US and UK, and Dr Ollie Hemstock, Strategic Design Consultant who has years of architectural experience with HCD Architects, whose clients include retail giants such as Westfield, IKEA, Murcia Sports Park, Brentwood Hospital, David Lloyd Sports, etc.

They will head CIMGRO’s Executive Design and Construction Team who are in charge of the implementation of the project including the following: Inter Caribbean Design Studio, comprising of FERACON Planning & Design Consultants NV and Jill Jaeger Architects; SUNECON VOF – Civil Technical Engineers; Johnson Construction Ltd. – Retaining wall construction;

Additionally, sea defence and environmental protection, (budgeted at more than G$430M) will be overseen by Earth and Marine Environmental Consultants, one of the world’s most reputable companies in modelling sea defence, ocean rise and environmental impacts.

CIMGRO has engaged Mr Dallas Thomas of Praetorian Executive Protection Services Inc., a USA-Guyana based security firm to handle its security implementation. Mr Thomas is a highly trained ex-US military personnel and is dedicated to ensuring that the highest standards are provided to the project.

CIMGRO said it plans to immediately engage several local and regional contractors to ensure that they can meet the tight delivery schedule for infrastructure and construction due to the demand for quality housing (starting under US$150,000) in a country that is struggling to keep up with the influx of expats and re-migrants.

My group wanted to undertake such a development not far from the airport when Ramotar was the President. Too many red tapes and "onion peel". 

Was any background check done on Ragindra Persaud and Sudama Ramalingum?

There are so many things in this press release that raises red flags. First, it is a press release not a product of journalism. Lets begin with the obvious:

"In addition, Phase One will encompass 150 condos, 200 luxury homes and 50 executive homes, commercial centre and other amenities all set for completion within 14 months."

Really? 14 months? In Guyana?

The rest of it just sounds even more aspirational and slideware:

“The project is one with many firsts in the developing country- first 18-hole golf course, first marina,.....".

"provide top-notch medical facilities, internationally rated schools, fine hotels, world-class shopping and fine dining"

Marina? For cabin cruisers, catamarans, motor yachts? Sounds like a build it and they will come fantasy. Or maybe they mean fishing boats.

Most importantly I would like to see where the financing is coming from, in particular the leverage for a US$1.4B real estate deal in Guyana.

This does not pass the smell test.

I worked in the Mahaica area for two years.  The land between the Public road and the seawall is below sea level. There are no 1000 acres of land available.  Where is Maraiko bay?  Never heard of it.

I should be happy for this Project. It might just be a hoax.

Mahaica is 26 1/2 miles east from Georgetown and the Airport is 25 miles south from GT.

It's a dream or it's too good to be true.  My thoughts on this are that the developers expect the Government to bankroll them.

Where would the ship dock?  The Mahaica creek is not bid or wide enough for them to build a deepwater wharf.

The area, according to the developer, is located along two miles of "fabulous" beach on the Atlantic Ocean and bordered by the Mahaica River....

The beach is gone. The two miles east of the Mahaica river is below sea level.  I spent many Saturday nights camping on the beach. We went there on fishing boats. It is about 30 feet wide. It isn't fabulous.  It is full of buck crabs.

Harmon’s property is nearby. Formerly Budhu estate. David Patterson owns the estate at the other end where Region 5 begins.

In my camping nights at Mahaica beach, we used to swim across the river and pick Budhu's coconuts to be used as a chaser for our drinks. That was my ruling passion and the joy of my heart.

The Project make be reduced due to cost overrun BUT under a PPP Govt, it will be finished!!  HIP HIP HOORAY! WHEN YOU WANT PROGRESS AND PROSPERITY DO NOT CALL THE GHOST BUSTERS, CALL THE PPP!!!

You cannot swim across The river to pick Budhu coconuts. That estate is on the other side of the road where the new road is built. The estate is surrounded by canals and that house with the 99 windows. You talking about the wrong place.

No! The coconut estate is on the bank of the creek.  The 99 windows house was owned by a man named Rajaram.   My cousin was married to his granddaughter. My grandfather's brother. Harinarain had owned a big business not far from the 99 windows house, just around the turn on the opposite side of the Primary school and Hindu church.

Don't tell that I cannot swim across the creek because 9 of us did.

Budhu estate is next to Rajnarine house which was burned down. No one named Rajaram ever lived there. Neither property is accessible by Mahaica River. Budhu estate is at Unity Village. Mahaica River meets the Atlantic Ocean at Lancaster Village where NAND is building his billion dollar empire.

I may have got the names mixed up. I swam that river and there was a coconut estate there.  The place probably changed up now.But that is not the issue here.

There are several coconut estates there. The one that David Patterson Now owns is on the side of the river that you are talking about. Maybe that’s the coconut you picked. BTW, he chop down all the coconut tree. Big buildings going up There now on his newly acquired property.

The estate was not sustainable.  We were not the only brats picking coconuts.

They could not get a 40 million loan from international lending institutions to build the Berbice River Bridge where the F... are they going to get 1.4- billion from?

Mahaica doesn't have a beach.  It can't because it is inland .  You are confusing Unity with Mahaica.  Chupidness na gat cure.

Selassie I's roots are in Mahaica, but the I is reluctant to reveal his true identity for security reasons. All this talk about Mahaica sounds like third standard children yapping about their family wealth and connections.  

Ms. Haniffa seems to be a well-informed source for information on Indo properties in the MMA area.  Mahaica has been known more for leeches and not beaches. 

Athena seems to have inside info on drug trade. Selassie I won't talk that talk for it can lead to investigation and possibly indictment.
